MioMattone is a digital platform for the real estate sector allowing registered agencies to publish and manage property listings, receive enquiries, use management tools and access additional platform features.

Certain features may include artificial intelligence tools for generating, reviewing, translating and optimising content.

Services intended for agencies are designed for users acting in the course of their trade, business or professional activity.

Anyone registering an agency represents that they are authorised to act on behalf of that organisation and to accept these terms on its behalf.

Use of restricted features requires an account and complete, accurate and up-to-date information.

The agency is responsible for safeguarding administrator credentials and for activities performed through its accounts.

Credentials are personal and must not be shared with unauthorised persons.

MioMattone may suspend or restrict an account in the event of unlawful, fraudulent or abusive use or activity contrary to these terms or platform security.

The Trial plan allows agencies to try MioMattone free of charge for 14 days without providing payment card details.

The Trial is subject to the functional and quantitative limits displayed on the platform at registration.

When the Trial expires, features requiring an active subscription are restricted until a paid plan is activated.

The Trial does not automatically convert into a paid subscription unless the agency actively selects and pays for a paid plan.

MioMattone currently offers PRO and BUSINESS paid plans.

The PRO plan is currently displayed at 29 euros per month and includes the limits and features shown at purchase.

The BUSINESS plan is currently displayed at 59 euros per month and includes the limits and features shown at purchase.

Before commercial launch, the service will specify definitively whether displayed prices include VAT and any other applicable charges.

The applicable characteristics, limits and price are those shown to the agency before the purchase is confirmed.

Subscription payments and other purchases available through the platform are processed using Stripe.

Activation of a paid plan is subject to successful payment and confirmation received from the payment system.

If a payment fails or a subscription is expired, cancelled or otherwise not valid for use of the service, MioMattone may restrict subscription features until the situation is resolved.

Paid subscriptions are managed through Stripe and the related functionality available in the restricted area.

Final terms concerning automatic renewal, cancellation, the effective date of cancellation and refunds will be specified and reviewed before commercial launch.

Agencies should check their subscription status and validity period in the Subscription area.

Each plan may include limits such as the number of property listings, administrators and included AI credits.

The current Trial allows up to 20 properties and 1 administrator, PRO up to 100 properties and 3 administrators, and BUSINESS up to 500 properties and 10 administrators.

Applicable limits are displayed on the platform and may evolve as part of the commercial development of the service, subject to appropriate communication to affected users.

Certain plans include a periodic allowance of credits for artificial intelligence features.

The number of included credits depends on the selected plan and is displayed in the Subscription area.

One AI credit corresponds to one AI operation recorded by the platform.

Once included credits have been used, the agency may use available extra credits or purchase additional credits.

Extra AI credits may be purchased separately through the platform.

Purchased credits are associated with the purchasing agency and are used when included plan credits are unavailable.

Under the current service configuration, extra credits do not expire and remain available until used.

Available package sizes and prices are those displayed in the Subscription area at the time of purchase.

Final rules regarding refunds, transferability and unused credits following account termination will be defined before commercial launch.

AI features are support tools for agencies and may generate text, translations, SEO suggestions and other automatically generated content.

AI output may contain errors, inaccuracies, omissions or wording that is unsuitable for a particular case.

The agency must review generated content before publication and remains responsible for information made available to the public.

MioMattone does not guarantee that generated content will be error-free or achieve particular commercial, advertising or search-engine results.

The agency remains responsible for property listings, photographs, floor plans, documents and any other material uploaded or published through MioMattone.

The agency represents that it has the rights and permissions required to use and publish such content.

Illegal, misleading, defamatory, discriminatory or rights-infringing content is prohibited.

MioMattone may remove or restrict content where necessary for legal, technical or security reasons or due to a breach of these terms.

Property information is supplied by the agencies publishing listings.

MioMattone provides the technical publication and management infrastructure but does not replace the agency's professional verification of property information.

Prices, areas, features, availability, energy ratings and other listing details must be reviewed by the agency before publication.

MioMattone may allow portal users to submit property enquiries and other messages to agencies.

The platform does not guarantee the number, quality, authenticity or commercial conversion of leads.

The agency is responsible for managing its relationship with prospective clients after receiving an enquiry.

MioMattone aims to provide a reliable and continuous service but does not guarantee uninterrupted availability at all times.

Temporary interruptions may occur for maintenance, updates, infrastructure issues, security reasons or circumstances beyond the provider's reasonable control.

Any specific service levels offered to customers will be assessed before commercial launch.

Certain MioMattone functions depend on third-party services, including payment, email, abuse protection, artificial intelligence and mapping providers.

Changes, interruptions or restrictions affecting those services may temporarily affect related MioMattone features.

The MioMattone software, design, brand, interfaces and other proprietary platform elements remain the property of their respective rights holders.

A subscription grants only the right to use the service features within the limits of the applicable plan and these terms.

MioMattone may suspend or restrict restricted features where the subscription is invalid, payment is overdue or unsuccessful, or use breaches these terms or compromises service security.

Where possible and appropriate, the agency may resolve its subscription status through the Subscription area.

Final procedures for voluntary account closure, deletion of data and possible export of content will be formalised before commercial launch.

Any statutory retention obligations remain unaffected.

To the extent permitted by applicable law, MioMattone is not responsible for losses arising from incorrect agency information, misuse of the service, unavailability of third-party services or failure to review automatically generated content.

Any financial liability caps and related exceptions will be defined before commercial launch.

MioMattone may evolve the platform and update these terms.

Material changes affecting an existing contractual relationship will be communicated appropriately before taking effect where required by applicable law or by the nature of the change.

The processing of personal data through MioMattone is described in the Privacy Policy available on the website.

Final provisions concerning governing law, jurisdiction and dispute-resolution mechanisms will be inserted before commercial launch based on the provider's actual legal form and place of establishment.
